Know what commercial building construction types and codes apply to your building

There are many construction types, including fire resistive, fire protective and unprotected structures for noncombustible building materials. You can also find types that include combustible building materials, and these can be typed as protected or unprotected as well.

Project and constructions services usually tailor their services and expertise to one of these categories so they can offer their clients the best quality construction. Construction types key terms fall into the following categories:

1. Materials are classified as combustible or noncombustible.

2. Some materials are classified as fire-resistive.

3. Construction types can be protected or unprotected with a fire rated coating.

Consider which types of construction you want to use on your property

The first step in getting a project off the ground is deciding what type of project it will be. If you plan to build a structure that is completely protected and noncombustible, examine construction types to find out what materials should be used in order to make this type of building.

Research the least combustible commercial construction project plan

To construct buildings with the least amount of combustible materials, choose a Type I or II building. These types are made from materials such as concrete, steel and roofing materials that are combustible, but protected.

Explore industrial construction types for smaller buildings

Although Type IV and V constructions are made from materials considered combustible, these structures can also be the most cost effective to build. Because of height regulations on these types of construction, Type IV and V buildings are typically used for single family homes and commercial buildings, not exceed two stories or 4,800 square feet of floor area.
