We buy and sell houses in Arizona. Any suggestions on new creative ways to locate and buy properties?
We have been buying and selling homes in Arizona for over 20 years. In the last few years, the competition has become very thick. The newbie "investor" with no cash or experience have flooded the market driving acquisition prices up along with driving profits way down. These "investors" and "wholesalers" are shopping their contacts around to other newbies "investors" and "wholesalers". It's causing a market backlash with the seasoned professionals as nobody wants to work for peanuts.
The normal lead sources for motivated sellers have dried up considerably. When you do locate a solid deal you need to act fast before the newbie "investor" with no cash or experience offer the seller a pie in the sky price and pollutes the deal. We call these guys "Deal Killers" as a lot of times neither party buys the property leaving the seller in limbo.
What we are looking for are some creative fresh new ways to locate motivated home sellers, any suggestions?
Also, we have just undergone a complete online makeover with a new website and new social media pages. Therefore we are very open to new online strategies to locate motivated sellers first.

But, you should from your approach feel like 20 years experienced seasoned professional. Ever thought how Google, Facebook or other bigger platform have defined their service plans?
They generated an ocean of opportunity for people so businesses automatically crave to be in the league & as a result, any business is ready to pay to me in the top list.
Just like them, you should try to make a different league, engaging buyers in a form that makes them stay on your profile and mind well do not ignore newbies rather take them on your side on buyers platform.
A trick could be giving some deals to buyers and keeping them engaged on your platform and then showcasing these buyers stats on your platform to these motivated sellers. A survey from buyers - that can be shared with sellers which will make your platform more appealing and help you build an interlinked ecosystem.
