Marketing is an important element in the progressing of a business. Visual management, branding, buying power, elevate demands, consumer satisfaction, etc. are marketing tools.

Let's address this from a perspective that is universally applicable. Regardless of industry, it is most likely that certain cognitive biases apply.
You - Excessive self-regard is a cognitive bias that drives our individuality. It is fundamental to our function and so the word 'you' is universally powerful regardless of industry. The use of 'you' guarantee a spike in engagement but what follows is responsible for how long the engagement lasts.
Free - Reward seeking tendency is another one of our human universals, and so the word is quite powerful. However, one must remain conscious of the industry. If an industry is saturated with free stuff e.g. ebooks, then it is less likely to work.
Words indicating time frame - Urgency has driven our evolution long enough to become a monetizable cognitive bias. "For 24 hours", "This week only" etc work wonders whereas "for a limited time only" just doesn't work as well because it requires more conscious thought.

Exclusive and Limited both are keywords I've found to work. Always used in an appropriate manner without a false misrepresentation.
They are powerful because I feel it prompts an almost instant thought and response to act now on whatever the item is to help them.
My personal take is that whatever is determined, to iterate, experiment, and split test to find a 'hot spot' with your target audience - maybe play around with some Facebook Adwords and test a bit!
