Property Manager Cloud Review

By Business.com Editorial StaffLast Modified: December 18, 2017

Property Manager Cloud offers no superfluous features. As online property management software, it does exactly what it claims to do: makes property management easier. The tenant management features of this rental property management software are straightforward, and the facilities management tools get the job done, but this application is lacking in some accounting features.

If you need to market your vacant properties, Property Manager Cloud will help you post listings on a range of platforms such as Craigslist, newspapers and much more. Once you have the system set up, it automatically advertises vacancies as they occur. And with its ability to accept online applications, you can fill units quickly and save money. It also lets you run background checks as soon as you receive an application from a potential renter.

The Verdict
Property Manager Cloud includes most of the features you desire in a property management software program, but its accounting features are lacking. You can't use QuickBooks in this system, and it doesn't offer data migration.

Residents can use the tenant portal of this property management software to perform a number of actions. If they want to pay rent or make service requests, they can easily do so. This portal can be customized to limit access to tenants as you see fit. The owner portal is a handy place to inform your clients about their properties and to communicate about commissions and fees.

Facilities management with Property Manager Cloud is well rounded with many desirable features. These tools work together to track maintenance expenditures and history. With access to the reporting system, your tenants, maintenance staff and owners will never be out of the loop when something needs to be fixed.

The accounting tools in Property Manager Cloud aren't as plentiful as the best property management software. The general ledger can use either accrual or cash-based accounting methods. The accounting features also allow for the reconciliation of bank accounts and the preparation of financial reports, including 1099s. It is possible to export data from Property Manager Cloud, but there is no way to import information from other online property management products. Check-printing functionality is not included in this property service, and you cannot integrate QuickBooks with this property manager software.

Property Manager Cloud has good technical support. There is a brief FAQs section on the company's website that answers questions you may have about the software's features. There is no live-chat support option included in this property solution.

Property Manager Cloud leaves out the fluff with its marketing, tenant management, maintenance management and accounting features. You can't migrate data from another service to this system, nor can you use QuickBooks within this property management program. Still, if you're looking for a simple property management solution, Property Manager Cloud is a good choice.
